Comparing Ontario Real Estate

Thinking about moving to a city in Ontario? You might be interested in Vaughan. With a population of just over 260,000, Vaughan is large enough to be stable and yet not overcrowded. Conveniently located near to some even larger cities, Vaughan can be a good place to relocate if you are interested in work in Toronto or Brampton. Let's take a look at how Vaughan Ontario real estate stacks up in some different categories against nearby cities.

Prices

One of the most important facts when considering Ontario real estate are the prices of similar homes from one location to the next. In this area, Vaughan has a decided advantage over several nearby cities for people new to the area.

On average, Vaughan home prices are significantly lower than communities located nearby. A piece of Toronto real estate will cost about 25% on average more than a similar piece of property in Vaughan. Prices are also lower here than in nearby Brampton and even Aurora, probably because of Aurora's location closer to Toronto.

On the other hand, you will find property in some parts of southern Ontario selling for significantly less than that in Vaughan. A London Ontario home for sale may be listed at 15% less than a Vaughan home, largely due to the depressed market in that city.

Variety

You won't find anything quite like the Liberty on the Park Toronto development in Vaughan. After all, Toronto is home to about ten times the number of people as Vaughan, so there is more diversity on the real estate market.

That said, the city is comparable with all other southern Ontario communities in terms of what is available on the market. You will find all the same types of homes in Vaughan as you will in Toronto; townhouses, condos, lofts and apartments are all available. You just won't find the sprawling developments that larger cities such as Mississauga are becoming known for.

Community

One important factor to consider when comparing real estate is the lifestyle you expect when you move to a new home. If a rural setting away from crowds and traffic is important to you, then you may prefer what is available on the Port Perry real estate market. Vaughan is a growing city in every sense of the word, and that means you will find the majority of property urban in nature.

Appreciation potential

When it comes to the value of a home purchase, there is nowhere in Ontario that has the potential of Vaughan. Lower prices and a convenient location have made it the fastest growing city in the province over the last few years, with one of the youngest populations as well. While it's likely that real estate in Riverdale Toronto will still be fetching a higher price in ten years, a purchase in Vaughan will outstrip it when the increase in value is considered.

Lower prices, a great location, good variety, and excellent value potential all mean that in the city of Vaughan, real estate compares favourably to others in southern Ontario. It's a great place to make a home!
