Downsizing

Though the term "downsizing" may have a negative connotation in many situations, it is not always a bad thing. There are many reasons that people choose to downsize to a smaller home. You could be choosing to move from the suburbs into a posh Toronto condo where you're willing to pay for location rather than square footage or you could be at a transition in your life where the kids have moved out and you just require less space. For some, downsizing to a smaller home can be a tricky process. It usually means saying goodbye to some of your belongings that will no longer fit in your new home and could mean adjusting to a different lifestyle. Here are some tips that can help ease this transition.

If you're thinking of downsizing, first you want to make sure that it is the right decision for you. Think of all of the positives and negatives before making your final decision. Talk to an Oakville real estate agent, or one in your area, and make sure you really know what you're getting into with a new home. Smaller homes generally come with more manageable mortgage payments and require less maintenance work but giving up the comfort of your family home may be more than you're willing to sacrifice.

There are many different types of smaller homes. If you're looking to simplify your life, you may want to look into an Oakville condominium over a smaller standalone home. But you should remember that with a condo property comes some loss of privacy and say in how your home is run. You must share common spaces and share some of your walls with others.

If you are moving for financial reasons, talk to your bank or private mortgage lenders to make sure you're getting the proper combination of location and space in your home. If you're looking at a home in the same area where you're currently living you're likely to save significant money with the move. But, if you're moving to a different city or neighborhood, it's possible not to see much savings.

Once you've selected your new home, it's time to start organizing all of your belongings to decide what's going to go and what's going to stay. Go through all of those souvenirs and trinkets and see what you can part with. Don't keep anything that's not really important to you. Measure the rooms in your new home and compare that with your current furniture. If you don't want to sell your belongings at a yard sale, you can give things to members of your family and to your friends. That way you will see your stuff in a good home and can even make a deal that you will get it back if you choose to move again.
